You can upload PDF, CSV and XLSX files up to 25 MB each. A rent roll, a trailing twelve-month operating statement, operating statements, debt terms and an offering memorandum are the ones DiligenceControl reads today.

• Scanned or photographed pages cannot be read — there is no text recognition yet.
• Files are not scanned for malware, so upload test or clean documents only.
• Reading a document happens while you wait, with a time budget of about 45 seconds. Very large files may stop early and say so instead of guessing.
• Spreadsheet macros are never run. Text that looks like a formula is stored as text.

Every value points back to the exact place it came from: a page and line in a PDF, a row and column in a CSV, or a sheet and cell in a spreadsheet. Open source shows you that place in the file you uploaded.

Each value also carries a short label saying how it was confirmed:

• Source confirmed — it appears in a document and a person checked the citation.
• Customer confirmed — someone on your side stated it and recorded why.
• Calculated — worked out from other values, with the inputs shown.
• Needs review — recorded but nobody has checked it yet.

The checklist shows what a multifamily file is expected to contain. Anything not received stays visibly missing rather than being filled in with an assumption.

An issue is raised when documents disagree, when a figure fails a check, or when a required item never arrives. Each issue has an explanation, a severity, an owner and a deadline. To close one you record the resolution and attach the document version that supports it; attaching an unrelated file is refused. Issues you decide to park are marked deferred with a reason and stay visible, separate from resolved ones.

You can raise a request against an issue and share only what that request needs: a specific value, an excerpt, or a single document version. The recipient signs in with their own verified email, sees only the shared items, and can reply and attach a file.

DiligenceControl does not send email yet. You copy the invitation link and send it yourself, so you always know exactly what left the system. Access expires, and can be revoked at any time.

There are three distinct steps. Accepting a proposed value means you opened the source and agree it says that. Reviewing evidence means the value now used for the deal has been checked, or corrected with a reason. Approval is a named person recording a decision about the deal, and it is separate from both.

Uploading a replacement never overwrites the earlier file: the previous version is kept and the new one supersedes it. When a figure behind an approval changes, that approval is marked as superseded so nobody relies on a stale sign-off. History is append-only — nothing is quietly edited.

An Evidence Package is a saved snapshot. You can download it as a PDF report or as a spreadsheet with separate sheets for values, sources, issues and reviews. Both are built from the saved snapshot, so an old download stays true to the day it was made; later changes appear in the application rather than rewriting old reports.

You can also upload your own Excel template, map values to specific cells, and export a populated copy. Your original file is always preserved. Only reviewed values are written, cells that already contain formulas are never overwritten, and anything missing is left blank and listed.

• No outbound email. Invitations and requests are shared by copying the link.
• No reading of scanned pages or images.
• No malware scanning of uploads.
• Documents are read while you wait, with a time budget, rather than by a background worker.
• Backup and restore, retention periods and permanent deletion are not verified yet.
• Payments are in a clearly labelled internal test configuration. No live charges are possible and no prices are final.
